Have you ever felt that real estate investing is only for those golf club members that like to lounge around the country club and compare horror stories of renters? You know the country club types who happen to have a million dollars in cash sitting in cold storage for a real estate purchase? To be honest, until a few years ago, I did.

After reading How to Retire Early with Real Estate by Chad “Coach” Carson, not only did I change that mindset but I realized that the average real estate investors are regular Joes looking to optimize their investment portfolio like me. This book helped me see that I have no excuse to wait to dip my toe in with a few of the beginner strategies Chad Carson covers in this book. Strategies like a house hack or wholesaling. Then as I raise my confidence level and investment capital I could move on to strategies like flipping and the BRRR. There are so many angles to profit from real estate and slowly scale into the industry without having a million dollars in cash sitting in cold storage. I set this book down much more convinced that real estate is a favorable path to early retirement and deserves a large share of my investable wealth’s attention.

Top-Level Takeaway

I really like how Chad incorporated lots of interviews throughout this book. These are detailed case studies of ordinary investors who used real estate to retire early. This offered a lot of data points of other individuals and couples who have achieved financial independence through real estate or in large part due to real estate. Chad also shares his personal journey as he grew from empty pockets as a college graduate, through his real estate career, into financially independent and retirement by the age of 37.

Chad does a great job of demonstrating the advantages of cash-flowing real estate holdings as a means of early retirement revenue. In his own words, “This book is the intersection of FIRE and real estate.” Coach explains the benefits of a relatively passive income as far as lifestyle design. He says, “money is not the goal it is what often stands between you and the goal.”

Who is This Book Best For?

This book is best suited for the inexperienced or beginner real estate investor seeking to learn more about profiting in the real estate industry. While there are more advanced strategies discussed, this book does an excellent job summarizing a lot of the various ways to make money in the large industry of real estate. For those that are not familiar with real estate, there are many more ways to profit other than just putting a ton of cash down to buy a property, collect rent, wait for appreciation, and complaining about tenants while at cocktail parties.

I found that my presupposition of what landlords are really like was very miss guided. Most of the real estate investors I now know are humble savers and investors that live well below their means. They are hardworking Americans that are very intelligent, financially educated, and personable.

Who Else Should Read This Book?

This book is also good for any FIRE walker. Real estate is one of the four paths to wealth so it is one that I believe all FIRE walkers should entertain in their journey to FI. Even if a prospecting early retiree decides that real estate is not their cup of tea, there are still beneficial take always for house hacking and personal finance in this book. Finally, this book would be good for anyone looking to try another wealth generation strategy within real estate. This book gives a great overview of the many ways you could profit from real estate.

Pro Tip for the Reader

Get the book in Physical copy! As you know I am a huge advocate for the productivity gain of audiobooks, however, this book would make my top three book list of the year to get in a physical copy. There are a lot of numbers that you have to keep in your head and read slow enough to mentally digest so for the ability to see those figures on paper and look back over the page….get this one on paper.

    Dude, I loved this book also! I had the pleasure of meeting Chad once in person and I can honestly say he’s the nicest and most humble human being ever. As for real estate, even though I consider myself pretty experienced, I still got A LOT out of this book.
